How
it works
LoanMap is a web-based geographic
information system (GIS)
application accessible from any Internet browser. Built
upon the PolicyMAP GIS system,
Arcadia’s LoanMap service combines customer-specific loan data, market
research, and rich contextual information into a single user-friendly
application.
Customers simply log-on and can
search for a specific
location, borrower or project name. Immediately,
the geographic context is brought to
life. The subject project is highlighted
as well as
the surrounding competitive landscape. Color
coding and filter functions help one
identify and sort by lender,
loan status, or product type, creating powerful geographic analyses in
a matter
of minutes.
Once you’ve found your subject property, a click of
the icon
brings up detailed project, sales and inventory information.
If
a customer wishes
to perform a specific sub-market
analysis, a radius or custom region can be drawn to aggregate the
relevant
projects and calculate relevant market statistics such as inventory
levels,
average pricing, or market-wide absorption rates.
It’s
even possible
to input the “competing debt” into
LoanMap. The competing debt layer
identifies
the competition not just by project name and developer, but by the bank
financing the deal.
Arcadia partnered with PolicyMap, a
web-based GIS provider
associated with the Reinvestment Fund, to build the system. In addition to the market and loan
information prepared by Arcadia, PolicyMap provides a rich contextual
database
including population, incomes, jobs,
home sales, and HMDA (Home Mortgage Disclosure Act) data that can
improve
decisions for new CRE loans and workouts.
Outputs:
In addition to the mapping outputs,
LoanMap data is export
friendly. Excel spreadsheets of radius
or custom regions can be exported with a click for more detailed
analysis. Even easier, LoanMap includes
standardized
Snapshot Reports in pdf format that contain all the top-level project
and
market data relevant to a given loan. It’s
comprehensive due diligence in a matter of
minutes.
