Arcadia believes in the fundamental analysis of real estate markets. When faced with an acquisition, disposition or financing event, we are unsatisfied with appraisal methodologies or demographic analyses loaded with assumptions.

We start with the ”facts on the ground.” We believe that supply and demand should be quantified at a granular level. From counting lots to combing through deed records, we ascertain actual inventory and absorption trends for the relevant sub-market. We marshal the data to challenge assumptions and quantify the leap of faith a lender or developer is making.

But historical facts alone often don’t tell the story. We supplement the data analysis with in-depth interviews of the players in the market. How do they assess the market? What is their willingness to pay? What does the competition look like among sites for the users? What is the “real deal” for that project down the road?
